Roof Protectant

I found one thread related to this, but it referenced a couple of different roof types and each member seemed to have different year models, etc. During my walk through at the dealer, the tech recommended I do, or hire, a twice per year coating of Dicor Roof Gard. My Redwood Owner's Guide says "The rubber roof material does not require annual coatings or additional sealants." Is the tech mistaken? I certainly don't want to pay for a maintenance service that s not required.

Redwood used an "Alpha Ply" roofing material but I think it has been replaced with a newer "super flex" material. Both made by Alpha systems LLC. You should be able to access any information you need by going to their website. They are located in Indiana. Neither of these materials is the same as the EDPM rubber roofing material.

I have called Alpha Systems about the Superflex roof material. I was told to simply keep the roof clean, check any caulked areas for cracking, but o NOT use a protectant coating of any type over the Superflex roof. Some past model years may have different roofing materials.

I was told no special sealants required, just keep it clean & check caulking regularly, so far so good.

Sounds like that Tech was trying to drum up business for the Dealership. Most of those aftermarket roof treatments are just "Snake Oil" and not needed. As mentioned, a good scrub once or twice a year and general inspection is all that's required.

I sent a message to the dealership's corporate offices and got a quick phone call, confirming my findings. He said that some serious re-education was in order at the dealership and that he would be doing it.
