Angry Roof and AC maintenance

We are in the process of replacing our entire roof due to both AC units leaking under the membrane as well as the bedroom slide floor which 8s also rotten from water damage. 2017 310RL. No visible areas of water penetration via caulking. 16k to have this work done on a 5 year old RV. Being done in Naples, Fla.

Not sure of the name of the material but it is rubber and is tan in color.

Spray on silicone rubber?

Most spray on rubber roofs are around 7~8K plus any extra work that needs done. Not sure what it would take to do the plywood on the entire roof but I would guess less then 8K for that added work! $16K for the entire roof sound like a lot of profit.

Rubber like the original but a little thicker as well as replace of 2 sections of USB and he added an additional layer of laminate over that. Plus replaced rotted bedroom slide floor.

OSB possibly?? Original was probably a epdm material and not rubber.

Redwood and most of the other MFRs are now using TPO (Thermoplastic Polyolefin) as the roof material.

Understand, just took a friends Montana to get a new roof as a result of the same issue with AC bad install.

I just had the roof on our 2018 39MB replaced with a spray on from RV Roof. Not the same reason as you though. The factory did a poor job installing the original and it blew up like a balloon just behind the front cap. No holes mind you, the glue just let go. That left a bad taste in my mouth and I didn't not want to replace with the same thing. Different has to be better right?

drj, question: Did they remove all the old roof membrane?? If not what is to prevent the same thing from happening?

They did remove it where it came unglued. I asked him about the rest of it and he said there was NO WAY it would come up because of the thickness and the strength of the spayed on material. He also said even if it did, it has a lifetime guarantee against that.

I had similar experience to drj564 on my 2015 Rushmore, made at the redwood factory in July of 2014. Not enough glue on the roof, blew up like a balloon...made the trip to dependable rv just outside of jackson, ms, for a rv flex armor roof in 2018. Lucky, no water damage on the roof, but one year later, I was back down there for the bedroom slide floor replacement due to sealant failure/poor design like many others. I think both of my costs together came to just under 10K. Costs have gone up since 2018/2019.

Hi All,

Had a failed rubber seal on the top of my dinette slide that I replaced in the Spring and thought I had dodged the bullet... not so lucky. The slide roof has a small leak somewhere... the evidence is in the sagging of the panel joint inside on the dinette roof... everything feels damp and spongy. When I went on the roof, the slide roof has a definite sag in the center that was not there when I replaced the seal. I build a leanto over the entire slide roof with a tarp to prevent further damage until I can bring it home in another month when my wife's work assignment is complete. I have kept up main roof caulking and repairs over the years... replacing the soil stack covers this Spring and caulking and Eternabond tape on the front and back cap connections. Hoping the main roof is ok but I can feel what appears to be a separation of the membrane from the plywood in several areas. No chance to do the spray on roof option up here in Canada... most shops are too far away.

Looks as though I'll be doing the same thing. Plans are to only replace 2 sections of plywood but not going to the far edge so I don't have to deal with the edge trim.

In talking to several RV technicians it's a common issue with poor installation of A/C units.

Tried to file a claim with insurance but they claim it's a maintenance issue. The problem with RV's is by the time you see the issue the damage has been done.

The brochure for my 2013 indicates the roof is 3/8" marine grade plywood. Based on these pictures this looks like OSB and not as indicated in brochure. Shouldn't these manufactures be held accountable for this false advertising. Manufacturers are making things cheaper and cheaper every day.
