New member, Redwood owner:(

Hi everyone,
As a new member of this community, I come to you out of desperation. As I sit here typing through my tears, I well remember the day we brought our new 36RE Redwood home from the factory 3 years ago in March. It was beautiful! We took great care in completing all warranty work and making sure we did all that we could to regular care issues.
A few months ago we recognized after a rain that there was a drip under one corner of the window in the living room, on the dining room slide. We wiped it and kept an eye on it as we thought the "window was leaking". We had been in TX all winter and not much rain, so it did not happen too much. Our home is MO, and so decided to come back to MO for the summer. We got here in late March and it has rained almost daily (and everywhere else too, I think). After one very bad storm a couple of weeks ago, the dripping under that window was worse. So the next day, my husband took out the window to check the seal and see what the problem could be. He found nothing wrong, and so he continued to explore above window where this rain could be coming in? After going to the roof and checking the top of the slide, everything looked ok, but he could feel the roof of the slide was affected. It seemed softer and kind of lumpy to the touch. We couldn't see where a seal or tape was loose, but it must be somewhere? After checking back inside up through the light fixture, he could tell there was a lot of moisture up there! Oh what a night we had to discover this! After searching on the internet for hours, we have found nothing from other RV users that have had this problem, except a couple of older rvs (15-20 yr). The next day he checked closer on all slides, the bdrm slide has also been affected!! How disheartening! We called Redwood and they have always been helpful, but this time, nothing. They said we were out of warranty and sorry. We understand the warranty thing is there for a reason, but this feels so huge and awful, just after paying so much just 3 years ago.
Before the Redwood, we had a Hitchhiker for 7 years and never had a single issue with it.
Just before coming to MO, my husband had cleaned and sealed the roof and top of the slides and at that time, everything looked and felt fine. I have said all of this to say, after it has stormed about 26 out of 30 days in 2 months time, we are left with a beautiful trailer, (no damage inside at all yet) that has a very big and expensive issue! We are not sure where to turn. We contacted our insurance and submitted a claim, but are not hopeful because they can tell it was not a "sudden" damage. I called a few local repair places and hopefully we will get a couple of estimates this week.
To add insult to injury, just this morning we discovered a leak in the dining room window while it was raining. We know this will only spread and get worse.
Does anyone have suggestions or experience to help us?

If you bought it 3 years ago - it should be on the 2+5 warranty, however I am not clear what the 5 year covers. The roof should be 10 years as well, but it sounds more like seals than the roof itself..

It's so hard to tell from a written description, but is sounds like water has migrated into the roof sheeting and damaged it. The window part is throwing me off, unless it's coming down the inside of the wall and showing at the window.

I would guess the slide roofs need replaced, but again a guess.

Find someone who can pressurize the interior so they can find ALL leaks to the outside. This is the only sure way I know to eliminate all the possibilities.

Yes, it seems to be coming in from the roof of the slide and traveling down the wall. We just thought it was only coming in the window.

I too. would think this should be covered under the5 year warranty but as already mentioned, it is impossible to get a reading on exactly what the 5 year warranty covers. I have tried for over 2 years to get a comprehensive explaination of what is covered and always get sent to someone else who never seems to know exactly what is covered. It seems like Redwood would rather take each and every issue by itself and decide whether to cover or not. I was told originally when purchased mine that anything that Redwood puts together would be covered by the 5 year warranty. They put the slides together, therefore they should be covered but I was told last year for example, that if my sidewalls crack below the bedroom slide that it was not covered under the 5 year warranty. Mine have not cracked like others but if they do I will be seeing about that under warranty, especially after I requested the Service Center install the "t"molding just in case but they said they would not do it as a preventative measure. One of the reasons I purchased the Redwood was because I was led to believe that the coach was covered for 5 years.

Would this be covered under "fraulty manufacturing"? If there isn't a rip or a hole in the roof......you did nothing wrong. These are frameless widows so there wasn't a need for caulk (as part of the regular required maintence).

Did you do the annual roof inspection when it was still required? If so I think you'd have a pretty good case to pursue.

We are going to call back to speak to Redwood concerning the 5 yr., although when I mentioned it before, they said it only covers structural which I don't think this would be. It's worth another call. We didn't know about the required annual inspections, but it was in the shop to have some warranty check on the roof last summer. It was our last warranty item. The rubber covering had come loose in a few places. They wound up not taking it up to add more adhesive, rather smoothed out what was under there and that seemed to work. They said the adhesive doesn't dry sometimes for 3 years because it is airtight under there. Anyway, they didn't do anything with the slides.
The insurance man said it looks like there were some small gaps in the tape around the top of the rubber roof on the slide. We couldn't really tell that, but that is what he said. I guess his word against ours? My husband is out of state all this week, and I will be trying to get some estimates while he is gone.
Thank you all for your input. I will let you know more when we know more. Until then, please offer any other ideas you may think of.

I just pulled the slide window next to the recliners out due to it leaking & found a foam type gasket that was not stuck to either surface. I pulled it, cleaned both surfaces, & replaced it using the putty tape, so far so good. Nothing leaking from above.
