Roof Repair

About a month ago I notice a soft spot in the roof right side of the forward air conditioner. The soft spot was running up towards the a/c unit. I removed the a/c unit and found a 3 inch cut in the roofing material which allowed water to get in. I had to remove and replace a piece of decking 18 x 40 inch. Below are some pic's of the repair. It took 3 hours and $100.00 to make the repair.

OK, I'll bite. Obviously you have complete confidence in your roofing skills. That looks to be a warranty item.

We are full time and do not have the option to take it to a dealer. I contacted 3 dealers for the repair all of them want at lease 3 weeks and well over a $1000.00 to do the work. Our warranty was up after 2 years.

Ironically, we have a 2012 36RL and just found a leak under the main A/C unit tonight. It was dripping out of the light fixture over our couch. Thankfully, once my husband pulled out the fixture and figured out it was from the A/C unit (it is pouring rain outside as well), once the A/C was turned off, it seems to be slowing. We have always taken ours for annual service at the dealer, but have a feeling it will be "out of warranty" as well. If we (he) has to fix it himself, would you mind giving some tips?

I would try seeing If warranty would take care of it first. The 5 yr. structural warranty may cover it, and if you've had the annual inspections done, I'd give it a try.

Here is one more thing you can look at is the seal between the a/c unit and the roof. Get a flash light and go up to the a/c unit that is leaking. There is a gap between the a/c unit and the roof look at the seal and see if it is damage or missing.
I agree that if it is under warranty have the dealer fix it. But remember to put some kind of tarp over the a/c unit so you do not have water damage on the inside while it is sitting on there lot.

Sine we opted not to get slide toppers, I'm usually on the roof each time we pull the trailer to sweep off the slides. While up there I look around for early signs of problems. Yesterday I took the covers off the a/c units and I didn't see any problem with potential leaks. I did find that the a/c coils needed cleaned.

Thanks for the additional info. We are taking it to the dealer this Saturday and pray it is under warranty. There were huge storms last night and the only time it leaks is when the A/C unit is running. We will let you know what the dealer says, and if it's not covered, will be e-mailing you for thoughts prior to fixing. We have a couple of mechanics in the family and if needed should be able to make the repairs. Again, thanks and we will be in touch.

Does anyone know what the material that the roof of the 2012 Redwood 36 RL is made of? Mine has some kind of material on it that appears to be painted on and covers the mounting flanges for the vent fans on the bathroom and kitchen. I'd like to put a max fan in the bath, but I don't know the material and if it will damage the roof, if I cut through the material and don't know what to repair it with during the remount.
Any ideas?

The 12’s came with Alpha Systems roof membrane. Alpha sells the coating materials in a caulking gun tube. You can also get it on Anazon.

Did you purchase new? If not, maybe the previous owner had one of the aftermarket roof systems installed.
