New Roof Suggestions

Got the bad news that I need a new roof. A leak caused a soft spot in the roof around the 6 inch attic vent (I think that is what it's called) In the middle of the roof between the two AC units.

Couple of questions for everyone.

1) Is the attic vent necessary? It is just one more area where the roof could leak. If I am replacing the roof any way I figured it'd be a great time to replace other vents, and eliminate that attic vent if possible. I'm guessing there was a reason Redwood put it in there but wondered if that had changed on newer models (mine is a 2013).

2) I saw previous posts about a spray on roof lasting forever. Anyone have an idea what that costs? Any installers in Northwest? I saw several in south east U.S. but nothing in Oregon/ Washington area.

3) If I don't do a spray on roof any suggestions on a particular type of new material to use? I want this one to last

Can't tell you exactly when RW changed, but our early 2016 doesn't have the Attic Vents, but I know that our 2012 did because I have to replace a missing cover.

RV Armour or Flex Amour I believe are the 2 I've heard of & about the same $$ as a new roof membrane replacement if I recall.

I got a quote for about 8000.00 from RV armor they would come to my location in OR and do the install.

You might try JRs RV repair in Sedro Woolley, WA. They were setting up to spray polyurea roofs on motor coaches and trailers. I had it sprayed on the lower front area to prevent damages from debris thrown up by the truck wheels.

From my research Flex Armor is the best of them. Do your research to determine which works best for you. I think RW put the vents in the roofs to allow for air flow as they all eventually leak! I would not under any circumstance replace with a conventional roof. You may have to drive for Flex Armor. The below link shows their locations.

I am also looking to have my roof replaced on my 40' 38BR.

I also heard a lot of good things about flex armor and was quoted $6,460 plus tax + $150 per sheet of plywood replaced.

A quote from a local RV repair place for a rubber roof was $5600 plus tax, so.....

Flex armor is a little more expensive but I won't have to re-caulk all the time.

I reached out to RV Armor and they have a “sale” going at $130/ linear foot instead of their normal price of $140. Their wood sheets are $400/ sheet installed. We plan on keeping our Redwood for the foreseeable future so think we will go this route. I love the idea of not having to caulk and re-caulk every year.

We had an RV Armor roof installed at the 2015 rally on our 2014 rig. Hail got the best of it one night in South Dakota.
Roof is great, keeps itself clean and looks nice. We had them put a white roof on instead of the coffee colored one. We noticed a big difference in our AC performance.
These guys came to the campground and had me totally replaced in 2 days.
It only cost about $200 more than a dealer quoted and the dealer was going to have the rig for 4 to 6 weeks.
Lifetime guanantee for normal wear and tear.
Hard to beat.

Another vote for RV FLEX ARMOR, I had to have our Rushmore done due to separation of the roof from the deck back in 2018. They also eliminated the roof vents when they sprayed. For my 35-footer cost was just over 6K down in Mississippi at Dependable RV in Madison. They also had to repaired the bedroom slide out a few months ago due to water damage.

New roof? They said you need a new roof, what caused the leak? Was it a tear, did the roof separate? Did the roof become permeable over time?

Roof and leaf springs

I feel this site is just lets all just be happy about a Redwood. . Soo much wrong and no one is talking about this trash rv. Our trip to Florida last week. Passenger side rear leaf spring broke, side swiped a semi, didn't know it for 100 miles, destroyed tire, damaged dining slide, no one was hurt thank God all mighty! New tire and broken shackle snd springs. Roof is rotten around both ac units. Water running under nose cap to hitch pin from front ac unit. I could go on and on. REDWOOD RVS are garbage as soon as keystone took over.. 80k and now being sold in Michigan at same dealer for 40k. Garbage. Yeah I'm bitter. Junk..
