outside slide seals gooey and split

we had our coach into the service center in Topeka only 20 days ago,,, today I discovered that the top seal of the kitchen slide is gooey and has split at the center... we have maintained periodically as advised by Gary and Randy when we were there last year... wipe with Pledge. How could this have happened in just 3 weeks or maybe they didn't inspect them on the 6th of Dec? We are still within our 2 year warranty... I'm just sick... we had this happen on our Crossroads Kingston and wanted to make sure it wouldn't happen on this one... I guess it doesn't matter what I do... it's going to happen?

I wonder if pledge caused a reaction to it to cause this
Any petroleum distillates will cause rubber to break down and basically melt it. There are a lot of rubber conditioners on the market that are made for this application normally without anything applied to it it will just dry out and cracked from the UP rays

They are just junk seals. Mine got gooey and stuck to the slide enough they tore in half when I opened the seal the first year we had it, and I hadn't put anything on them.

I replaced them, and new seals aren't any better. Some of the manufacturers have replaced them all. I don't know if its a bad batch of seals, or if it just postpones then inevitable until the warranty is over.

Knowing the Chinese, they just throw whatever toxic waste they can into the mixing pot and call it rubber.

I agree with what Atom Ant says. For some reason they are not lasting. I have changed several of mine. If you are handy is not hard to change them yourself.

Must be too much Lead in the Rubber or they're made from recycled China Bomb Tires.

Ya I just got them from the Dealer as well. I'm sure there is someplace they can be purchased direct online - maybe even better quality, but I haven't found it.

Kind of sad on the painted units, as you lose that nice caulking from the factory. I tried tons of different caulking, and the only thing that actually worked for me was Geocel 2300 MHRV Vehicle Body Sealant which is equally hard to find. A Redwood Dealer I stopped at said it is all he will use and he stocked it.

MHRV = (motor home recreational vehicle)

Sorry, it is Lexel. Should find it with the caulk at a hardware store. It is clear like silicone. Sticks really well and remains pliable

Slide Rubber Seals

Use an automotive rubber conditioner and then coat with baby powder, works great, seals stay flexible and no deterioration.

I started using the following rubber seal conditioner available on Amazon: Protect All 40015 rubber seal protector. It dresses up the rubber seals real nice. I wish I had found this stuff earlier. I had previously used Armor All, but found it did not protect the top slideout seals.

Yep there they are (D-Seal), good find Sinder!

I noticed looking at the signature pics of those posting that it seems that most or all experiencing bad seals at top of slides do not have slide awnings. Am I correct in this assumption? Or is it just that it is harder to observe the problem with slide awnings installed! ?

No slide toppers and have had no problems with seals so far. Our coach is 2 years old.

When I treat the seals I use baby powder
