We have a 36RW 2012 and the top seals on the slide outs are shot. Has anyone had to change out the top seals on there slide outs??

A one year old seal is shot ?!? Is this not covered under warranty ?

I'd have a 'discussion' with Redwood to see if they might help....

Ours was shot the first year. One dealer replaced/resealed them and did a lousy job. The facotry redid them in September.

I've had two disintegrate in my hand. I replaced them on the road with Redwood parts, but have yet to find the right sealer to stick to the rubber. I'm thinking I'll just get it scheduled under warranty.

The ones that failed on me are the "D" shaped seal mounted to the body of the coach and make contact with the slide flange when it comes in. The seal is on a plastic track, is screwed down at both ends, and is caulked with a clear sealer on the outside exposed side. I just cut through the sealer, removed the screws at either end, and slid the seal out of it's track.

The problem I have had with the caulking is once applied and you close the slide which compresses the seal, it squeezes out the caulking and causes it to no longer stick. I've even waited 7 days for it to cure. I've tried Redwood's Sikaflex which they gave me at a Dealer, and a small area with Proflex. Neither would hold and the rubber seal just moves inside the caulking. If weather warms someday, I may try compressing the seal with channel or wood and caulk it that way and let it cure, or I may just take it in.

We've had our 36FL for less than a year and thankfully have had no slide seal issues. It was recommended to us that we use 100% silicone spray (NAPA Brand). Used that mid-summer and it really did seem to soften them up (but not too much). I think the key is to keep them treated with a good product to prevent them from getting stiff/UV damaged and then binding/tearing.

These that are prematurely failing are not getting dry, they are in fact the opposite. The consistency is closer to gum, and the stick to everything and just come apart. Just the vibration of the slide wears right through (another reason to get these tires balanced).

I see on some other forums, that Redwood is not the only company having some issues with them this year. Heartland as well.

No, it was only about 60 days old at that point. I also noticed black marks on the sides of the slides, where the seals would stick and started coming apart.

We have owned our 36RL for two years and I just started noticing the black marks on the slide walls this summer. I haven't treated them with anything yet, but, I now plan to do so before we depart for Florida next month. I see various products suggested such as talc powder and silicone spray. I was at the Crossroads Service Center in September and Randy (Service Manager) recommended to use Pledge spray furniture polish.

I would be cautious about using anything like "Pledge" - not just in regards to the seals but also in regards to the paint and fiberglass. Again, I've used 100% silicone and it seems to have worked great. Would highly recommend it.

Also advised by Randy at service center in Aug. to use Pledge & have been doing so with less black streaks. I keep slide ends waxed & pledged regularly, plus Pledge smells better than silicon spray. I would say use whatever works for you as these are just a couple of the options.

Just to reiterate what you said, I talked to the service center yesterday regarding a problem I am encountering with the bedroom Slide and they mentioned Pledge again. They did mention that I should lubricate the rails for the slide as well and can attest that silicone tends to stink up the RV...
